Why home modifications in Batemans Bay start with the building

The 2021 Census shows two housing patterns. In the Batemans Bay suburb itself, which had 1,573 residents, the Australian Bureau of Statistics counted 40.9% of occupied homes as flats or apartments and 15.4% as semi-detached, row, terrace or townhouses, with 39.9% separate houses against 65.6% for NSW. Eurobodalla Shire Council's Batemans Bay Urban Creeks Flood Study covers the catchments of Maloneys Beach, Long Beach, Surfside, Water Gardens, Catalina, Batehaven and Sunshine Bay, and a Local Government NSW case study described the Batemans Bay CBD and Surfside as sitting at about 2 m AHD and vulnerable to coastal flooding. Check the flood mapping before planning a level entry or ground-floor bathroom in those areas. Winter mornings are cold too, with a July mean minimum of 3.6°C at the Bureau of Meteorology's Batemans Bay (Catalina Country Club) station, worth remembering when choosing an outdoor ramp surface and bathroom heating.
